Across the UK and Ireland, education estates are under increasing pressure. Schools, colleges and universities are balancing rising student numbers, changing curriculum needs, ageing buildings, sustainability targets, accessibility requirements and the challenge of improving facilities without disrupting teaching and learning.
For many education leaders, the question is no longer whether additional space is needed, but how it can be delivered quickly, safely and to a standard that supports long-term outcomes for students, staff and communities.
School Building Magazine speaks to Mark Graham, Senior Framework and Business Development Manager at Mac Zero Modular Buildings, about the growing role of modular construction in education and how schools can create sustainable, high-quality learning environments with reduced disruption.
Q. What challenges are schools and education providers facing when it comes to their estates?
Education providers are under significant pressure. Rising student numbers, increasing demand for specialist accommodation, ageing infrastructure, sustainability targets and budget constraints all have to be managed while teaching and learning continue without interruption.
The challenge is not simply finding extra space. Schools need solutions that can be delivered quickly, sustainably and at an agreed cost, while providing high-quality environments that perform for decades.
At Mac Zero, understanding those pressures is fundamental. We need to remain agile and responsive so we can deliver sustainable buildings at scale and within condensed programmes.
Q. How is Mac Zero helping schools respond?
Mac Zero specialises in the design, manufacture and delivery of sustainable modular buildings across the UK and Ireland. Our team has decades of modular experience and has delivered 100’s of education projects, each meeting the individual requirements of the school, its surroundings, students and long-term estate needs.
Our approach combines the speed and control of offsite manufacture with high-quality design and long-term building performance. This allows education providers to create modern learning environments faster than traditional construction methods while maintaining high standards of quality.
We are not simply providing additional space. We are creating inspiring environments while helping schools progress their sustainability goals. Aligned with PPN 006 and our commitment to Net Zero by 2050, we focus on responsible procurement, waste reduction and lower carbon construction through our Move to Zero strategy.
We work in partnership with social enterprises and our wider supply chain across the UK and Ireland to deliver environmental, carbon reduction and social value initiatives that support our wider Carbon Reduction Plan.
Q. What types of educational facilities can Mac Zero deliver?
Flexibility is one of modular construction’s greatest strengths. We can deliver everything from single classrooms and nursery facilities to large multi-storey teaching blocks, alongside specialist environments including SEND classrooms, science laboratories, food prep and technology suites, lecture theatres and practical teaching spaces.
As a turnkey design and build contractor, Mac Zero can manage the complete process from concept and design through manufacture, site works, installation, fit-out and commissioning. This gives clients a single point of responsibility and helps projects progress efficiently, with greater clarity around programme, quality and budget.
Q. SEND provision is a growing priority. How is Mac Zero supporting this area?
Demand for SEND facilities continues to increase across the UK, creating a need for environments carefully designed around wellbeing, movement, independence, inclusion and accessibility.
Many of our education projects include SEND provision. Our experience includes specialist classrooms, sensory rooms, hygiene facilities, accessible toilets, therapy spaces, changing rooms, quiet rooms, sensory gardens and external learning areas. Particular consideration is given to acoustics, lighting, temperature, accessibility and flexibility.
Recent projects at Ysgol Bro Lleu Primary School in Gwynedd, Wales, and Longstone School in Northern Ireland demonstrate how modular construction can respond to this demand. At Longstone, we delivered additional classrooms, sensory rooms, hygiene facilities and covered soft play areas within a low-carbon modular building, helping the school increase capacity while providing an environment designed around student’s wellbeing and inclusion.
SEND requirements can also evolve during the school year. Our modular buildings provide a fast, flexible and future-ready way for schools to create specialist accommodation when it is needed most.
Q. Reduced disruption is often associated with modular construction. Why is this particularly important in education?
Schools are busy, live environments where continuity of teaching and learning is essential. Around 80% of our buildings can be manufactured offsite in a controlled factory environment, significantly reducing the amount of construction activity required on the school campus.
This can mean shorter installation programmes, fewer vehicle movements, less noise and disruption, and greater certainty around project timelines. For schools working towards the start of a new term, programme certainty can be critical to ensuring student places are available when required.
It also allows students to continue learning and staff to continue teaching with minimal impact. Schools can expand or improve their estate while maintaining a safe, focused environment.
Offsite manufacture also supports more efficient use of materials, while modular buildings can contribute to the circular economy through reuse, relocation, adaptation and repurposing over their lifecycle.
Q. How does Mac Zero ensure its buildings provide high-quality learning environments?
Today’s educational buildings must do more than provide space. They need to support comfort, wellbeing and performance.
Our buildings are designed to maximise thermal comfort, indoor air quality, accessibility and energy efficiency. High levels of insulation, airtight construction and modern ventilation systems help create healthier environments for students and staff while supporting improved energy performance.
We believe young people deserve modern, sustainable spaces that promote learning rather than simply provide basic accommodation. Whether the requirement is a general classroom, specialist laboratory, changing facility or SEND environment, our goal is to deliver buildings that are high quality, adaptable and future-ready.
Q. Sustainability is increasingly important for education estates. How does modular construction contribute?
Sustainability sits at the heart of our approach. The Mac Zero name reflects our ambition to help clients move towards lower net carbon, zero waste and better environmental performance.
Manufacturing in a controlled factory environment enables greater efficiency, more accurate material use and reduced waste compared with many traditional construction processes. It also reduces the amount of construction activity taking place on the client’s site.
Our buildings are based on a Fabric First approach, giving us energy-focused thermal performance and reduced operational carbon. Just as importantly, modular construction supports circularity. Buildings can be designed for disassembly and, depending on the project, modules may be relocated, adapted, extended or repurposed rather than demolished.
For education providers facing both budget and carbon pressures, this combination of operational efficiency, flexibility and extended building life can make modular construction an important part of a long-term estate strategy.
Q. How can schools procure Mac Zero solutions?
Mac Zero’s modular sale and rental solutions are available through a number of recognised procurement frameworks, giving schools and public sector clients compliant and established routes to market.
Our framework appointments include the Department of Education and Youth, London Construction Programme, NHS Shared Business Services, NHS Commercial Solutions, ESPO, YPO, Everything Estates and the Education Authority Northern Ireland.
Frameworks can reduce procurement time and cost while giving education organisations access to experienced suppliers through trusted routes. Depending on the framework and requirement, projects may be awarded through further competition, minicompetition or direct award.
Q. What funding and delivery options are available?
Every education client has different priorities, so flexibility is important. Mac Zero offers hire, permanent purchase and lease purchase options, helping schools choose the model that best aligns with their budget, estate strategy and operational requirements.
Some schools need temporary accommodation to address immediate capacity pressures. Others require long-term expansion. Modular buildings can support both, providing energy-efficient spaces that can be adapted, expanded or potentially relocated as requirements change.
Our turnkey capability is also a key part of the offer. We can take responsibility for design development, manufacture, site preparation, groundworks, delivery, installation, fit-out and commissioning, working collaboratively with clients, consultants and supply chain partners throughout.
This reduces complexity for education clients and creates a clear line of accountability from early design to handover.
Q. What would your message be to schools considering their next estate project?
Expectations of education buildings have never been higher. Schools need spaces that are sustainable, adaptable, inspiring and capable of supporting future growth, while budgets and programmes remain under pressure.
Modern modular construction has evolved significantly. It can provide high-quality, future-ready learning environments with faster delivery, reduced disruption and strong long-term performance, while supporting lower-carbon construction and circular economy principles.
Whether the requirement is SEND accommodation, additional classrooms, science laboratories, changing facilities or a wider school expansion, modular construction provides a flexible and increasingly sustainable route to delivery.
At Mac Zero, our focus is simple: to create inspiring spaces that help education providers move towards a more sustainable future while giving students and staff the facilities they need to thrive.
